Thompson Management wants their tenants to have a smooth transition when moving from one of the properties they manage.

Here we have provided instructions for the proper move out procedure. This can be found as well in your lease packet with exhibits A, B, C, D, E, F and G  ( Full details to exhibit G are found in the lease ) It's important that you read your lease and exhibits before deciding to move. You will save hours and hour of frustration if you follow the move out process found in the lease.

PLEASE, do not re-invent the wheel by assuming this or that. When you re-invent the move out process, everything will become frustrated, timing will be completely off, communications will be delayed, assumptions will turn into lies, tempers will flare, accusations will happen, opinions will be delivered to unrelated parties, and it goes on and on. Please, avoid the garbage and delays and follow the process as outlined in the lease. 
 
We know you will have a lot to keep track of during this transition. We hope this will make it more clear and organized for you. 

An inspection will be done only after all your personal property has been removed and you have cleaned the property. ( Video Inspections )

The better the condition of the property when you leave, the faster the deposit can be sent out. You will need to give us your forwarding address to send your deposit refund to. ( Click Here: Deposit refund process ) If you vacate the property prior to the end of the lease term, you will still be responsible for the rent during the remaining term of the lease. However, we will do our best to try and lease the property. Please read your lease exhibits.
CLEANING SPECIFICATIONS AS STATED IN EXHIBIT E
  • Remove all trash and personal items from home and yard.
  • Clean all appliances thoroughly, including microwave, range hood, etc. Clean sinks, cabinets and drawers.
  • The carpeting must be professionally cleaned by Alert carpet cleaning, do not clean or schedule yourself. We will do this.
  • Wash non-carpeted floors. Remove stains and marks. DO NOT WAX FLOORS.
  • Wash walls carefully; pay special attention to areas around light switches, hallways doors and baseboards.
  • Clean all windows. Secure all screens and remove cobwebs inside and out.
  • Make needed repairs or replacements to screens and screen doors. 
  • Clean and disinfect the bathrooms thoroughly.
  • Repair or have repaired any damage you or your family and friends have caused. If you do repairs yourself, and its not completed in a professional way, we will have work re-done.
  • Discontinue your phone services at least 24 hours before vacating.
  • If you are responsible for the lawn care: Mow, trim and remove debris from yard. Do not drive moving trailers or trucks on the lawn.
  • Do not place trash and garbage in the recyclable cans, fines may apply.

There will be two or three times you will ever read your lease. 
1. During our lease orientation before your move in. 
2. When you have a concern due to a violation of the lease.
3. When You are thinking about moving.

This is why we spend close to one hour with you reviewing each paragraph of the lease and all the Exhibits.

Communication process See Sub-Paragraph above Sub-Paragraph number One in the lease. All 30 day notices and forwarding address to move are to be in writing and mailed US Postal.  We will not accept move out notices by telephone, email, or in person. We require US Postal ONLY,  No Exceptions when dealing with security deposit refunds.

If tenant moves out of the rental  for any reason, early move out or what ever, we want you to know what the procedure is and to alert Thompson management by US Postal only, we will not accept notices any other way.

Q.  When I move out of my apartment will money be taken out of my security deposit for cleaning and damages?
 
A.The security deposit is held for the duration of time that the resident resides in the apartment. In the event that the leased apartment is vacated and there is damage to the unit, part or all of the deposit may be withheld for cleaning or repairing damage caused by the resident.
 
Q.  Where in the lease does it state that it is my responsibility to clean?

Please pay particular attention to the following:
 
Carpet
 
§         Once the apartment is vacated all carpets must be vacuumed. Professional carpet cleaning will be arranged by the property management and the charge will be deducted from your security deposit.
 
§         If there are stains on any portion of the carpet and they cannot be removed by a professional cleaner the entire carpet may have to be replaced. Tears, rips or holes in the carpet cannot be ‘patched’.  If tears, rips or holes are found, the entire carpet will be replaced. 
 
§         Pet stains are considered damage and the entire carpet will be replaced.

Walls
 
§         If there are stains on any wall that require more than basic touch-up painting or patching, the resident will be charged for the cost of repairing and/or repainting all or part of the wall. see www.Exhibit-g.com
 

Appliances

 
§         All appliances must be in the same condition as they were in when the resident moved into the unit. The entire appliance, as well as the surface surrounding it must be thoroughly cleaned.
 
§         It is the resident’s responsibility to notify management when an appliance in the unit is not working properly.
 
 

Exterior, Garages and Carports

 
§         Patios should be swept and cleared of all belongings.
 
§         Garages and carports should be swept. Oil slicks should be treated with an absorbent. If shelving is put up in a garage, the resident will be assessed a charge for removing it and repairing holes left in the wall.
 
Q.  What should I do if my movers damage something?
 
A.  Any damage that occurs to the apartment is the responsibility of the resident. Should any damage to the apartment be the fault of movers, you should contact the moving company directly.
 
Q.  What utilities do I need to have shut off when I move out?
 
A.    You are responsible for notifying all service providers. This includes phone, cable, and internet service providers. Your final water bill will be received by the property management and deducted from your security deposit. You do not have to call Thompson management to cancel service.
 
Q.  When should I expect to receive my deposit statement and any security deposit refund?
 
A.   You should receive your deposit statement and any security deposit refund in the mail in 30 days provided that you follow the process as outlined in the lease.
